A seasonal HVAC maintenance checklist for NYC homes
Two tune-ups a year prevent most breakdowns. Here's what we check — and what you can do between visits.

Most of the HVAC failures we see in July could have been caught in April. Two tune-ups a year — one before cooling season, one before heating season — prevent the vast majority of breakdowns and add years to equipment life.
Spring (March–May)
- Clean condenser coils — winter grime kills efficiency
- Check refrigerant charge and pressures
- Replace filters (every 1–3 months in NYC)
- Inspect drain pans and condensate lines for clogs
- Verify thermostat calibration and schedule
- Test capacitors and contactors before peak load
Fall (September–November)
- Inspect heat exchangers for cracks (gas furnaces)
- Test ignition, flame sensor, and limit switches
- Check flue draft and CO levels
- Clean and lubricate blower motors
- Verify gas pressure and combustion analysis
- Pressure-test heat pump reversing valves
What you can do between visits
Change filters monthly during heavy use seasons. Keep 2–3 feet clear around outdoor condensers. Listen for new sounds — rattles, hums, or short-cycling are early warning signs.
